Bodrum
The Bodrum peninsula, known in ancient times as Halicarnassus,
has traditionally been one of Turkey's most popular resorts, and
is now even more popular since its own airport was opened in 1998.
There is the bristling resort of Bodrum itself, while there are
the smaller resorts of Gumusluk and Yalikavak, and nearby Gumbet
and Turgutreis.
Types of property on the market in the area vary greatly, but
prices for a two bed flat in the outskirts of the town start at
around £40,000, while for a three bedroom villa with sea views,
prices start in the region of £50,000.
Dalaman
Situated on the south western coast of Turkey, next to
the Mediterranean, what was once a quiet agricultural area is
now one of the main tourism areas of Turkey, thanks to the international
airport. The Turkish government is investing heavily into improving
the infrastructure in this area, improving links to and from the
airport, such as the proposed tunnel to connect Gocek and Dalaman,
reducing the journey time by up to 10 minutes.
As a result, the area
is proving to be highly popular with the Jet-to-let Europeans
keen to purchase investment properties in Turkey. Plans for Dalaman
include a new golf course and a marina, while it is already blessed
with a large natural beach and has many shops, restaurants, bars
and tea gardens.
Details of the official rate of house price growth in the area
are unavailable, but with such a new market growing so quickly,
anywhere from 10% to 20% is not unlikely. There are two schemes
about to be launched in Dalaman by developer LMS, who are offering
7.5% rental guarantee for two years.
Waterside Dalaman is a scheme of 27 two bed, two bath apartments
set within a stone walled site, whilst the second development
in Dalaman will comprise of 108 apartments in a palm tree lined
site. Prices start at around £58,500.
Gocek
Known as the 'St. Tropez of Turkey', Gocek is a genteel
coastal resort at the head of the breathtaking Gulf of Fethiye,
backed by forested mountains. A popular resort for yachtsmen and
the rich and famous, Gocek has four marinas, including the recently
built 500 berth Port Gocek Marina. Dalaman airport is within a
20 minute drive to the north, while the resort of Fethiye lies
just a bit further to the south.
Development is strictly curbed in Gocek, ensuring that there is
no oversupply of hotels and the beauty of the area is well protected.
Because of these factors, Gocek is one of the dearer Turkish resorts
to invest in.
Developer Kemer Mediterra, a joint venture between the Kemer Group
and LMS, are building a scheme called Gocek Hills. The scheme
comprises of 25 luxury detached villas, set on the forested hillside
overlooking the bay below. The two bedroom villas come with a
study and vary in size from 134 sq m to 153 sq m, with prices
starting at around £225,000. The resort is popular throughout
the year, with average rental rates for a two bed villa around
£500 per week over the winter months, rising to £800 a week during
the peak season in July and August.
Fethiye
The
jewel in the crown of the turquoise coast, so named for the cloudless
blue skies and the crystal clear colour of the seas. Fethiye is
overlooked and guarded by two mountains, Mendos (6500 ft.) and
Babadag (7000 ft.) Fethiye nestles at the base of the pine clad
Mendos mountain and is one of the most stunningly beautiful natural
harbours anywhere. Fethiye has had many different names in history,
the most notable being Telmessos, meaning "land of lights".
The name changed to Fethiye in 1914 to commemorate the death of
Turkeys first fighter pilot Fethyi Bey (Mr. Fethyi) who crashed
and was killed in the bay.
You could say Fethiye has only two seasons, spring and summer,
you can swim in the seas for nine months of the year.
Fethiye,
like Gocek, is a perfect for sailing and numerous other water
sports and activities, It has a number of superb marinas and mooring
facilities. Karagozler, at the other end of the bay is an area
where they still build the traditional wooden Turkish gulets as
well as any sort of maintenance or repairs. The area is to be
soon relocated,
Fethiye
is busy bustling town that has everything. It has supermarkets,
modern boutiques, huge weekly market of up to 700 stalls where
you can buy almost anything at bargain prices but be prepared
to haggle, sensibly. The old part of Fethiye, paspatur, is a maze
of shops, old and modern, stalls, selling everything , carpets,
leather, jewelery, spices, gifts, and much more. There are dozens
of bars, café's, tea bars and restaurants.
Fethiye
and area is a fantastic place for holidays and for permanent living.
Turkey is a property hot spot and Fethiye region one of the hottest.
There are many ongoing building projects ideal for holiday homes,
permanent living, retirement or just investment. You can own an

Kalkan
Kalkan is a small fishing village on the Teke Peninsula,
although tourism has overtaken fishing as the main industry. Situated
between Kas and Fethiye, Kalkan is just over an hour and half
drive from Dalaman airport in the north-west. Famous for its Greek
architecture, the old town is a specially protected area and the
new developments that rise up the hill away from the scenic bay
are sensitively designed to blend into the area.
It is reported that Kalkan has the highest proportion of restaurants
and bars per inhabitant on the entire south west coast, with many
restaurants making best possible use of the hillside with roof
terraces looking out across to the bay. Demand for property is
high and the local rental market is strong.
Kemer Mediterra is looking to launch a luxury hillside project
comprising of 250 villas and apartments enjoying views across
the town and bay. There will be five different types of unit available,
with prices starting in the region of £175,000, highlighting the
strength of the market in the area.
